Town Stats Methodology

When compiling statistics for median sale prices, and number of sales, The Warren Group's Town Stats includes all valid property transfers with sale prices greater than $1000. Foreclosure deeds, inter-family and inter-company ownership transfers are not considered valid arms length sales and are therefore excluded from this statistical compilation. The median price indicates the point at which half of the properties sold for less and half sold for more.
